Answer: Budget is set for $8 million when complete

Question: How much total square footage will be devoted to each usage?
Answer: Each floor of the main building is 15,600 square feet. The corporate tenant on the fifth floor has been allocated all 15,600 square feet for that floor. The retail tenant on the first floor, Verlo Mattress Factory Stores, is taking about 11,000 square feet with the balance of the space being common to the buildings users and shared docks, etc. The North Building has 10,000 square feet on each of its two floors. The lower level is underground parking; the upper level is for lease.

Question: What is the time frame for completion?
Answer: Occupancy is scheduled for the retail tenant in summer 2006, with the corporate tenant occupancy scheduled for late fall 2006. Other space and tenants are based on build-out requirements and timeline requests.

Other pertinent information:

  • The building is on the National Historic Register and VyMaC Properties LLP received a Blight Elimination and Brownfield Redevelopment Block Grant (CDBG) through the Department of Commerce via the city of Fort Atkinson of $500,000.
  • In addition to an acquisition last year, VyMaC Properties LLP purchased the adjacent lot, which housed the former Pizza Hut and Gas Hut Station. Both of these have since been leveled. The lot is planned to provide private parking to accommodate tenants in the massive structure.
